There are four ways that you can maximize your leverage when investing in real estate:

1) Use Other People’s Money

One way to maximize your leverage is by using other people’s money (OPM). This could include borrowing money from family and friends, getting a loan from a bank, or partnering with another investor. Using OPM allows you to control more property for less capital invested out of pocket.

2) Use Debt

Another way to increase your leverage is by using debt. As mentioned before, one way to do this is through getting a mortgage loan on a property. You can also use lines of credit or private loans from individuals or companies as well as using credit cards for business expenses related to real estate investing..

3) Use Options

Options give you the right, but not the obligation, to buy or sell something at an agreed-upon price within a certain period of time. When it comes to real estate investing, options can be used as both as tool for buying properties and for selling properties . For example, you could purchase an option on a property that gives you the right to buy it at a set price within the next year . Or , if you already own a property , you could sell an option that gives someone else the right purchase it from you at a set price within the next year .

4) Use Sweat Equity

Sweat equity is the value that you add to a property through your own labor and effort . This could include anything from cleaning and painting walls yourself ,to gut renovation s ,to building additions onto existing structures . By adding sweat equity into properties ,you can increase their value without having toput any additional money down .
